Business Rates and Small Business

The rates to be charged on non eligible businesses during 2018/19 year would be about £2,280 without the small business rate relief (£4,750 rateable value x the 48p rate in the pound). They are to be paid to the Rushcliffe Borough Council by the tenant.
An insurance premium will be paid annually to insure against fire and normal insured perils. This is currently £147.28p per year. Premiums will vary according to what purpose the building is used for and how great a fire risk is involved.
If only a minimal amount of water is used such as for personnel hygiene, toilet or refreshment then a minimum of £50-00p per year will be charged. If water is used in greater quantities than this e.g. where a water leak occurs or for the running of the tenants business then the charge will be increased.
There is an annual charge for sewage disposal of £40-00 per year.
I am not vat rated so no vat will be charged on rents unless I become vat registered.
Internal repairs to fixtures, fittings, security alarms shall be carried out by the tenant. The external structural and roof repairs shall be carried out by the Landlord.
Unit 6a has Class B1 :- office use (not including financial and professional services usually found in the high street shopping areas) & light industrial use, and B8 :- storage & distribution use.

Pets (mainly badly trained dogs), fork lift trucks, and large HGV visits should be minimal and not too regular.

The building has a security alarm fitted and my family and myself along with other people living at the farm are able to monitor the buildings keeping them much more secure than they would otherwise be at other business parks..
Extra Workshop/Storage space to let if required
Unit 6b is next door for tenants wanting workshop/storage space at the farm. Due to the fact the buildings have previously been let as two separate buildings the doorway is currently bricked up from unit 6a office side but the door is still fitted on unit 6b side.
Floor area = 1008 sqft (93.64 sqm).
Also shipping containers can be hired or purchased from local companies and placed at the farm at about £10 per week ground rent. Occasionally existing storage and container units at the farm come vacant and can also be rented.
