The building is an old brick barn with roof tiles on the roof.
Inside the ceilings are quite low,
the lowest point to the floor is where the two main wooden ceiling beams go across the unit.
The beams hang down 216mm lower than the rest of the ceiling which is 2.057m high.
The main doorway measures 2.171m wide x 2.007m high. The sliding door has an angle iron frame with corrugated tin sheets fixed to it.

Rent
To be agreed with various rental options. Price on Application. The first rental payment shall be a minimum period of three months, and thereafter the rent can be paid
quarterly in advance on the 25th day of the usual quarterly months.
Deposit
A deposit
equivalent to two months rent shall be paid on entry for
the safe return of the keys and against damage to fixtures and
fittings, and to leave the premises in the same tidy condition as
was found on entry to the building.
Annual Payments to the Landlord for
services provided
To be paid on the date of
entering the building in advance up to September 25th and to be paid
on this day annually in advance thereafter.
Business Rates and Small Business Rate Relief
You should not have to pay busininess rates on this
property if you qualify for small business rate relief. Information on
business rates can be obtained from Rushcliffe Borough Council on

Structural Insurance
An insurance premium will be paid annually to insure against fire
and normal insured perils. This is £???p during the current year.
Premiums will vary according to what purpose the building is used for and how great a fire risk is involved.
My insurance company WILL NOT insure vehicle repairs.
Amenities
Charges are made for water, toilet, sewage when they
are required by the tenant.
The price is varied according to amount of use each year. A
toilet is provided near the back door of the farm house.
Water
Water could be plumbed in if necessary but most people have just
used the outside tap against the building. If water is required
then there is a minimum charge per year.
Toilet
If use of the toilet
is required then there is a minimum charge per year.
Electricity
Will be
supplied through the landlords sub meter and the tenant
will be charged at rates that are in line (as near as possible) with
the normal electricity suppliers. There is a 16 amp per phase 3
phase electric supply. Tenants that require a very large load demand
on electricity would not be a suitable tenant for Unit 5b.
Notice to vacate
If a tenant wishes to leaves then three months notice will be given by the tenant in writing before
vacating the premises but only after the first year of the tenancy.
VAT
I am not vat rated so no vat will be charged on rents unless I become vat
registered. Should this occur 3 months written notice will be given
before adding vat to the rent.
Repairs
Internal repairs to fixtures and fittings shall be carried out by
the tenant. The external structural and roof repairs shall be
carried out by the landlord.
Deliveries
Vehicles used to move goods to and from the Unit should be of the type that are
suitable for the Unit and the Farm yard. Articulated vehicles should
not visit the unit more than once a week due to excessive wear and
shortage of space in the yard. Smaller lorries do not normally cause
problems although discussions about all HGV deliveries should be
entered into. Where excessive yard wear takes place the tenant will
pay for the cost of the repairs.
Forklifts
It is not permitted to use a forklift outside this Unit or anywhere else in
the yard due to the excessive yard wear caused by them.
Outside Storage
Storage outside the building in not permitted except for waste bins
and skips
Noise
Banging of steel items and machines that create noise at this Unit could
cause problems due to it’s close proximity to the house, my bedroom
and the office unit next door.
Access
No access will be granted between the hours of 10.00pm - 7.00am unless it can be done very
quietly.
Good parking outside the premises, with the amount of parking being dependent on use of the building and terms agreed.
Contracts and Contract Fees:-
The contracts are usually done by ourselves and don't incur any
legal fees. Tenants are advised to get legal advice but they may feel they
don't need it. Contract lengths are negotiable. The minimum contract
length for this building is one year.
