Main Workshop / Storage area:-

18' 4" wide x 48' 6" long =890 sqft
 It has a concrete floor which has a slight slope to it, solid brick walls on three sides with a wooden panel front down one side and pitched Welsh slate roof. The double thickness fibre board ceiling is approx. 8' high. There are two doors  8' wide x 6'6” high in the side of the building giving good access to all the floor area. A 3 phase electricity supply exists in this main area. It is possible to use a small number of storage heaters in this area. The office already has a heating power point in place.

Office / WC / kitchen:-

18' 4" wide x 9' 7" long =178 sqft.
Suitable for up to two people working at desks.
The office is 10' wide x 9' 7" long, then the passage way, WC and kitchen taking up the rest of the space. The office has mains sockets and telephone points installed.

Enough yard area is available to place a skip for waste purposes.

An insurance premium will be charged annually to insure against fire and normal insured perils is charged every year. The premium varies according the usage.

Water:-
