A Light Industrial Unit set in a quiet location on a farm business park and surrounded by open farm land. Situated 3 miles to the M1 at Junction 24, and 8 miles south of Nottingham in Nottinghamshire between Clifton and Kegworth not far from the Derbyshire and Leicestershire county borders making it a very central East Midlands location.

The barn sides are constructed of single skin galvanized corrugated sheeting to a height of approximately 5.487m with corrugated type roof sheets on a pitched roof supported on a steel frame. The floor is concrete with a reasonably smooth surface.

The main storage area has two large sliding doors for vehicle access giving a total with of 4.572m x approximately 4.877m high.

There is no toilet or running water inside the building but there is an outside toilet at the farm house and a outside tap is against the building opposite fixed to the wall.
