Office Details

Unit 5a Office is in a single storey brick barn :- 270 sqft (25 sqm).
Inside measurements :- 18'1'' wide x 15' long.
Ideal number of staff work stations would be 3 - 4.
It is a self contained office with electric / telephone points.
There is storage heaters for heating the office. The unit is decorated and carpeted. A shared toilet is close to the unit which is maintained by myself (the landlord).
Good free parking area next to the office.
The office is on the end of unit 4 with a connecting door and can easily be added to make a bigger office building if required.

Rent
To be agreed with various rental options. Price on Application.
Minimum rental term is one year.

Business Rates and Small Business Rate Relief:-
The building may be eligible for small business rate reliefs. See more details on my General Information page by following the link above.
The rates to be charged during the current year would be about £648.70p without the small business rate or Transitional reliefs (£1300 rateable value x the 49.9p in the pound). The reliefs on the business rates make a considerable difference to the amount paid if they can be received. They are to be paid to the local Borough Council by the tenant.

Structural Insurance
A insurance premium will be paid annually to insure against fire and normal insured perils. This is usually about £136 per year.

Water & Toilet anual charge
£95-00p per year is normally charged.

Electric
Electricity will be acquired from the local electricity board through the mains meter

Car Parking
There is car parking spaces available in the yard next to the office.

Vat
I am not vat rated so no vat will be charged on rents unless I become vat registered.

Maintenance
Internal repairs to fixtures, fittings, security alarms and general up keep shall be carried out by the tenant. The external structural and roof repairs shall be carried out by the Landlord.

Planning Permission
Unit 5a has Class B1 :- office use (not including financial and professional services usually found in the high street shopping areas) & light industrial use, and B8 :- storage & distribution use.

Pets (mainly badly trained dogs are not appreciated at the farm), fork lift trucks, and large HGV visits should be minimal and not too regular.
